Original garage was located on North West corner of property. Garage location was grandfathered into old zoning, with setbacks of less than 10-feet from the property line.
The new structure serves as a 2-car garage on the first floor, mechanical room on the second floor, has 2 flat roof areas, and is reinforced with structural steel.
Original Garage

We dismantled the garage, stud-by-stud, and relocated it to the South side of the property while also bringing it into compliance with new Zoning. Original timber was re-used in framing of new garage.

Every stud was re-used to fill in a recycled steel skeleton.

Steel structure framed out by a mixture of re-cycled studs from the previous garage and new FSC-Certified lumber.

Big windows salvaged from Mamaroneck, NY passive house and double-hung windows and all doors salvaged from the original home.

Still a 2-car garage – with improved rear yard setback and contains a solar thermal & geothermal mechanical room upstairs.
